Need Advice on living arrangements?
I need to know if you and your fiance was saving for a house and where you living now the rent is too high for to save and your soon to be mother in law ask if you all will like to stay at her house to save to get a house will you move in with your soon to be or find somewhere cheaper. How long does a landlord have to take action on a maintenence request in California?
We phoned our landlord on Monday to make them aware of possible contamination in our un-covered well (water source). As of today we have not been contacted back (left a few more voicemails during the week). Legally, how long does a landlord have to call us back or make arrangements for a well contractor/water sample/any actions? also, we are in the process of moving in on may 1st. We have paid the deposit and also signed the lease paperwork. The check for the rent in May is already in the mail to them (certified mail). I'm not sure if this changes ... (Asked by hillbilly gal)

Be very carefull about withholding rent. The law is that the landlord has a "reasonable" amount of time to correct the problem. That could be 30 days. If the problem is not resolved soon, as this is a habitability issue, pay for repair/correction yourself, and deduct it from the next months rent....(Answered by pwi2366)

Look for a real estate office that handles property management. Some do not as the errors & omission insurance for handling it is astronomical, due to so many disputes/suits between landlords & tenants. (Evidenced by reading most of the questions posted in this category) There are some firms that handle nothing but property management. They are WELL VERSED in Landlord/Tenant laws, where a real estate agent may not be, unless they specialize in it. Your best bet is an agent or firm that specializes in it. They have the ball in their hands, since the day you defaulted the loan. If you break any term in the mortgage, you're defaulting the loan, even as been late on one payment. They could started this right after your first payment was late, but no, they decided to give you a few months to get your act together, but in reality they put you more in the hole by allowing payments to pile up. I lived with my parents for two months until I found a job and put together enough money for a deposit. Then I rented a place of my own. Sharing an apartment with a friend to save money would also be fairly common at this stage of life. Several years later, I bought a small place. Good luck!...(Answered by David M)

What happens after you break an apartment lease?
I broke my lease 2 yrs ago. The lease was for 14 months. I completed 10/14. I had emergencies throughout my lease that caused me to not keep up the lease. I was struggling for 2-3 months after my unexpected emergenices. On my 11th month, I just left without making arrangements. I did surrender my keys and gave management my new address. You are actually better off than people who just break a lease and run. Because you included the debt owed to the previous landlord as a part of your discharged debt from your bankruptcy, it should not be held against you for future rentals. Most all landlords will run your credit when you apply for an apartment and a recent bankruptcy isn't going to look good, but it might be a little better than an unresolved judgment against a deadbeat tenant. a lease is a legal document. if you signed it, you are obligated to everything that the lease states. which means, yes, you have to pay the money. if you do not, they could take you to civil court. talk to your landlord, maybe they can put you on a payment plan....(Answered by sara_poff)

You state disability, so is that SS or VA? If it's SS, then a county social worker should be able to help you find affordable housing; perhaps with a roommate? If it's VA, then talk to one of the counselors there who should help you find proper housing WRT your disability. The dwellings exist, with or without a roommate, to fit a variety of budgets. What is a fair distribution of rent between 2 singles and a couple?
Two single people and a couple I know are trying to work out living arrangements between the 4 of them, and have asked me for advice. One of the singles is requesting the master bedroom (which isn't larger but has a walk-in closet and personal bathroom the other rooms lack) while the rent distribution remains 25% for each person. The couple requests the master bedroom or else they only feel like they should pay 40% of the rent with 50% of the utilities. The third person has no opinion. What do you guys think? Thanks ... who ever occupies the larger area should pay more, now you need to work out that % more but large closet plus your own bathroom has to pay more its only logical then split everything else equally as four not 2 and 1 couple but four people and wear and tear on the unit...(Answered by goz1111)
