Q.
My ceiling is leaking in my apartment. I have verbally and visually informed my landlord.?
It has been two weeks and nothing has been done. Do I need to send her a certified letter to cover my butt so that I am not held responsible? ... (Asked by thomas69235)

A.
Certainly send a certified letter that includes photos of the damage. In situations that I intend to potentially use photos as evidence, I sometimes take daily photos of the subject with the current newspaper held up next to the subject, as further proof of the date they were taken. If the situation is not getting resolved, I might consider making the repair yourself and deducting the cost of the repair from the next rent check(s). I only suggest this because leaking water can be a very bad thing and can damage a lot of your property as well if ...(Answered by Ralleia)

How much do high value wooden blinds run for floor to ceiling windows?
I have a luxury condo that i'm now renting out. I was wondering what the premium would be charged for blinds to be installed? It doens't appear to difficult. I'm thinking I buy higher quality white wooden blinds and install myself. I'm unsure what thinkness to get and what amount is sufficent per window. I don't want to get up sold however want to spend enough to get a good quality product. ... (Asked by Droppin Knowledge)

Hi DK. I definitely agree with your choice to install the blinds yourself. It is a very simple install. It would take you longer to unpack the blinds than install them in your window. In regards to quality, I recommend purchasing blinds made of solid basswood. They take paint and stain very well and weather better than most other wood types. I am a little biased since I work for this company, but I think we have a good selection of premium wood blinds at great prices. I will provide a few links below. I hope this helps. Good luck. Q.
There is mold on our bathroom ceiling, is it necessary to call the Health Department?
I am an at will tenant. My roommates and I have repeatedly told our landlord that there is mold and periodically he will come to clean it up with some bleach. The ventilation fan is pretty much shot and makes a horrible screeching noise when we turn it on. It clearly doesn't work. He has acknowledged that we need a new bathroom, but hasn't done anything to expedite that process. After numerous complaints (and nothing being fixed), is it time to call the Health Dept.? I really want to avoid confrontation. ... (Asked by abbyjrvs)

A.
First of all, it is not mold. Its mildew caused from the trapped moisture from the bath or shower. Heat rises to the ceiling. You said the fan makes a noise when you turn it on, so I am assuming you quit using it. It may be working, just squeeking, so clean it and oil it. Its very simple and should be done once a month. Hair and dust can do this. In my rentals, this is the tenants responsibility. So is wiping down the bathroom and keeping it clean. This ...(Answered by kimmamarie)

A.
Don't do a rent strike. That can only come back to hurt you. Do you have a local TV station that has a segment of helping people in situations like yours? I have seen them before, you call the station, they come out with cameras, call the landlord/super and try to interview them, usually problems get fixed right away!...(Answered by C)

Q.
The ceiling to my apartment leaks. Can I use that to get out a lease early?
They are tearing down the dump where I live at the end of the school semester. I have in mind to live there until that time, because it will force me to live somewhere else (and thus get a different job) when I graduate. The ceiling leaks disgusting water now--could be toilet water for all I know. Can I use that to get out of a lease early? ... (Asked by Jennifer S)

Q.
Does noise penetrate more through the walls or the ceiling?
I live in an apartment now and my sleep and peace suffers from noise from my neighbor above me! But my neighbors to the side of me are okay. I'm not sure if it's because ceilings are thinner than walls or my neighbor above me sucks. Anyways, I'm moving to a townhouse/row home soon and I don't know what to expect as far as noise from neighbors. Any feedback/insight/help would be awesome. I basically would like to know if noise penetrates more through the ceiling or side walls. THANKS SO MUCH!!!! ... (Asked by Snuz)

A.
It could be because the floor/ceiling is thin. In the townhouse it could be the same way- the walls could also be thin. Ask the neighbors if they have noise problems. I've lived in apartments and townhouses/row houses and could sometimes hear the neighbors to the side of me eat food with forks and the neighbors down below play their stereo at 3am so you have to call the police every week. It was a bad area....(Answered by mark.berge)

Tenant & landlord question. My washing machine flooded and water came through the ceiling downstairs?
The water has left a patch on the ceiling and a thin crack - it hasn't damaged any contents - can anybody tell me if this comes under the buildings or contents insurance. A.
If the washing machine is your own (not the landlord's appliance), then you are responsible for damages caused by it. The landord is within his rights to charge you for the costs of the repairs. This is why you should have renter's insurance. It's very inexpensive and would cover such an occurrence....(Answered by acermill)

Q.
Negotiating with a landlord if your ceiling is leaking?
I currently live in a 2 bedroom apartment. The ceiling in my room leaks disgusting water from the ceiling. The place I'm living at is desperate for people to fill up studios and other 2 br aparments. My lease ends at the end of the month. Do you think they will allow me to transfer early to a studio apartment if I tell them that by transfering me, I'll sign a lease until the end of May, and if they don't transfer me, then the converse will be true? By early, I mean getting the rest of ... (Asked by Jennifer S)

A.
Very smart of you to recognize you have a bargaining position you can leverage for a better unit. I'd approach them with that proposal if the studio is what you want. I'm gathering you don't perceive your landlord as a "slumlord" or you wouldn't entertain the idea of moving to another unit. If you aren't comfortable the studio will be to your liking or that you won't get good service from the landlord, then give your notice and go elsewhere....(Answered by njc_flhtc)
