Are there any legit programs to help keep someone out of foreclosure?
We live in Maryland and are trying to work with the mtg co.
We are trying to get a remodification and I call every few
days and they always tell me to call back because it's still
in review. This has been going on for awhile. I'm constantly
faxing the same info. to them over and over. Is there any place/
program that will help out with the missed payments? We want
to keep our home.

I don't think I can help with were to go, but I know that you have options, being how I live in Texas the laws may be different. However, In Texas when a home is Foreclosed, if it sells for more than the back mortgage; whatever is left over by law belogs to the owner (in this case this would be you) for example to are behind $25,000.00 after forclosure they sell your home for $30,000.00 that five thousand dollars belongs to you. How long after private home inspection can I expect to close on the house?
I've already faxed all my documentation to my lender and they are ordering an appraisal. Its a bank owned home but the bank that owns the house now is lending me the money for the mortgage. Would it be possible to close 2 weeks after the private home inspection?

It will depend on how fast the bank processes the paperwork, how long the title company takes to get their work done, and when they can schedule the closing. If you let them know you are hoping for a fast closing, they may be able to accommodate. We sold one and had the closing done within 3 weeks of the purchase/sale agreement. The bank assigned a classmate as the lawyer, and he whizzed all the paperwork along for us when he found out we were leaving the state and would like to hurry....(Answered by Zambiti) |

Moving for college, cant afford to stay on campus but cant get applications faxed?
Every place I call will not fax or email application. What do I do? I need to move from where I am to there. I cant afford to fly out just to fill out an application and I can't risk moving and then doing my application. Plus Fall classes start soon and everything is filling up.

This sounds odd. Most properties love out-of-town renters so they can give them their least appealing rentals. :) Concentrate on larger, professional-managed properties or offer to send your application and deposit payment via FedEx.
If classes are starting soon and you're applying in high-demand areas near your school, then landlords may just prefer students who are able to pay and apply immediately without having to wait for an out-of-towner.

I am going to rent an apartment in another country?
without ever going there, is it possible to handle all transactions online and through faxing?
See, I am going to start an online business with a base in the apartment and I have to know what to expect when actually renting the property.
I have to know if, since my business is wholly based online and my initial office will be in the apartment, do I have to register it?

What benefits would a mortgage company have to delay the closing of a home sale?
We have been trying to purchase a home for the last 5 months. We are being told by the seller's realtor that the seller's mortgage company is not responding to their repeated attempts to finish the closing deal. The seller's realtor is faxing the paperwork 2 times a day, calling and getting the run around, etc and getting nowhere with the company. Two weeks ago the mortgage company did respond and said they were missing a form from the realty company, which has now been completed and still no response. Are there possible reasons why this ... You are being lied to for some reason or another. If you have a signed purchase and sale agreement with yours, the seller's and your respective representatives. Then there is nothing the seller's mortgage company can do to stop the transaction. In fact they have nothing to do with it. Once your lender has completed the loan packet and the appraisal, the approval, title searches and inspections are done. Then it's just a matter of drawing doc's. How do I regain rights to a home I own that is under a lease option contract where the lessee is in default?
I live in Utah. The Lessee has subleased or rented the property (which is ok). The lease agreement says that if the lessee doesn't make a payment, I need to send a notice of default (which I wrote up and faxed to the lessee). The lessee has 5 days to cure such default (which they haven't). Since they didn't, I now have the right to terminate all rights they have to the property. I don't necessarily want to evict the current tenant. I'm willing to write up a contract with them so they can stay. I need to know if ... (Asked by jon1fox) |

There are a couple of issues here. First, it's not enough to go by what the contract says, the contract must conform to the state laws. I hope you had it drawn up by a local attorney. I guess what I'm wondering is if the 5 days was a long enough timeframe.
If the fax was the personal fax number for the Lessee, it probably is enough. However, they can always claim that they received no notice. Worse, if it was an office fax number you could be in violation of Federal Law's concerning debt collection ...(Answered by Traverse City Agent) |
