What is the best way to advertise and rent my furnished condo?
I have a furnished condo in Scottsdale Arizona that is listed with a realtor on MLS but very little if any other marketing of the property is taking place. I am new to being a landlord and am looking for advice regarding how to go about marketing this property myself becasue I dont feel the realtor is doing enough to get the condo occupied by either a short term or long term renter.

Try these sites, we found if you put it on Craig's list it will be put on most of these other sites.you may also check to see if there are any specialty health care facilities in your area that you can rent to patients families short term at a discount.

What are the disadvantages to renting a furnished apartment?
I might be moving across the country soon and am not exactly sure how long I will be living in the area. I am guessing at least a year, but it could be less. I think it would be nice not to have to buy a bed, furniture and all of that once I get there. But what are the downsides to renting a furnished unit?

Some landlords who rent Furnished apartments will highly over value their furniture .... so that when you move, they will overcharge you in damages ect .....
I'd suggest that you shop around the Thrift and 2nd hand stores upon arrival and buy some CHEAP furniture ... There are really good deals out there .... (I just got a GOOD Sealy Mattress - Box Springs with frame and headboard for just $40.00 ...NOT a stain on them ... )
Right before you move , have a "Moving Sale" and recoup your cost for the furniture ....

What is the price difference for rent between furnished and unfirnished apartments in Toronto?
I know prices vary depending location, quality of residence etc, but I am trying to get a general idea about a) rent rates for a two bedroom apartment in an "ok" area (i.e. not dangerous, not too isolated from everything, etc--in other words, an average location); b) the usual difference in rent between furnished and unfirnished. For example, are furnished ones almost always the same amount of money more expensive than their unfirnished counterparts? Thanks.

i recall about six years ago.
A furnished apartment around AVENUE road and South of St. Claire... was around $650. ROOM no kitchen
and the room was fully furnished... except for a TV.
i think at the time you could get an unfurnished room for $200 / month less.
Oh... another buddy lived YOnge and bloor... he was paying $750 furnished around the same time.
Today.. in Oakville... i rent my furnished basement one bedroom apartment for about $900 /month

What do I need to consider when moving into a furnished flat?
What do I need to think about?
I'm moving into a new flat soon, it's fully furnished, shared with a few other people (same kind of thing as a student flat, in the layout etc, only it's not students).
All the stuff I've found about moving out for the first time seems to be for unfurnished places, so i dont need to buy furniture or anything.
What do I need to think about/be prepared for?
Any advice?

With a furnished flat the real issues normally come up when you move out and all the landlord's items need to be separated from your own.
Make sure there is a comprehensive list of what is included in the furnishings... and accurate descriptions - both of the actual items and of their respective conditions.
Check if there is a price list for breakages. If there is not, ask if breakages are on a replacement basis, or if they are covered under some insurance policy.
Apart from that, enjoy your furnished flat... knowing any items which stop working (like the TV) will generally be ...(Answered by kate W) |
