What can I do if my homeowner association refuses to trim its tree overgrown to my back yard?
The common area’s pine tree has seriously overgrown to my backyard. Not only it creats tones of pine needles everyday, but also one of the branches is so heavy that I fear it may crack and cause injury or damage to my family and proeprty anytime, yet my homeowner association wants me to take care of the problem myself. The homeowner association does not have the responsibility to take care of it you do. I had the same problem. I was able to get a friend to help me cut it down. You neighbor does have the responsibility to help as well. If you can not get someone to help, maybe your neighbor will pay for 1/2. other than that, i do not know what else you could do....(Answered by Going Crazy)

Dear Bummer Plumber, Yes, most sump pumps are covered by most insurances IF it is a new constructed home or if your existing company covers flooding at all. Some do but some don't unless you pay extra for it. Especially in heavy rain or flooding areas. You really do need to contact the insurance company before repairing the pump and clearing ghe water however. They need photos and proof of actual cause of flooding before they will pay for anything. Why would anyone want to live in a Homeowner's Association neighborhood?
The only plausible explanation I can think of, is that they like other people telling them what to do. Sure, you don't have to worry about your neighbor putting a refrigerator on his front porch, but you do have to worry about the constant busy-body dictating. Who wants that? I signed the contract with the realtor, my husband did not sign anything because he was not there. Both my name and my husbands name is on the morgage. We both own the house. We decided not to sell. Call a real estate lawyer. Your best bet might be to buy the contract from the realtor - ie, you pay them something that would approximate their profit, less any advertising that they have not done, etc. It might not be cheap, but it will be easier and cheaper than selling this house, buying another, moving, etc, etc. But call a lawyer first. I understand that, in the worst case, my homeowner's policy covers rebuilding of my house in case of fire, flood or any other desaster that would destroy it completely. Here is the best way to know how much coverage you need: Measure the square footage of your home. Length x Width x # of Floors. Then call 3 local general contractors and ask them how much per square foot they charge to build a house. Take the average of the three and multiply the dollar amount by your square footage. Wires are usually connected to a battery pack that is connected to the home. That way if the wind is blowing at night when you are not using electricity, you will have it in the morning.
