When selling your home, does both homeowner sign the contract with the Realtor for it to be legal?
I signed the contract with the realtor, my husband did not sign anything because he was not there. Both my name and my husbands name is on the morgage. We both own the house. We decided not to sell. The realtor told my husband that I have a contract with them, but my husband does not. They put the sign up the very next day without my husband's signiture. Call a real estate lawyer. Your best bet might be to buy the contract from the realtor - ie, you pay them something that would approximate their profit, less any advertising that they have not done, etc. It might not be cheap, but it will be easier and cheaper than selling this house, buying another, moving, etc, etc.
But call a lawyer first. If you need a recommendation, talk to the local city, county, or state bar association....(Answered by Ralfcoder) |

How much homeowner's coverage do I need?
I understand that, in the worst case, my homeowner's policy covers rebuilding of my house in case of fire, flood or any other desaster that would destroy it completely. I have been getting conflicting answers on how much coverage I need to be covered for that rebuilding. Is is the fair market value of the house? Is is the rebuilding cost? Here is the best way to know how much coverage you need: Measure the square footage of your home. Length x Width x # of Floors. Then call 3 local general contractors and ask them how much per square foot they charge to build a house. Take the average of the three and multiply the dollar amount by your square footage.
