You should never leave the property for this. This is your property right now and you have the right to stay. The home inspector will test the water pressure, faucets, toilets and every built-in electrical appliance in your house. They will look at water heater, furnace, A/C and any other major items. They will check recall lists they have to see if any of these items have been recalled. A huge number of attic furnaces have been recalled and are potential fire hazards. I inspected a condo on the upper level last week that had mold growing in the attic crawl space from the seller venting the dryer into the attic. I have also found condos with no fire wall or fire tape between the units. Condo inspections for the most part goes well. If its a bottom unit make sure he pulls the carpet back in the corners of the weather wall (the side of the building that the weather come from) to see if the tack strip is rusted or any mold under the carpet. EVERYTHING!! Spend the money and hire your own home inspector and appraiser. They will need to look at what is going on in the walls, wires, plumbing, fixtures ext. Keep in mind a 20 year old house needs to be looked at the same way. The bad thing about a condo or town home is there are other homes attached. So their problem is now your problem. What has not been said is that the inspection takes place after the agreement has been reached on price. You have no right to have an inspector look at the house until you have got it negotiated by the seller. Then you may hire who ever you want.. Just don't get the brother in law, because he is cheap.. LOL The inspection is for Major problems and not minor ones like a door stop missing or chip on the tile floor type of deal.. they signed a lease. that's a binding contract. you have every right to keep the money they already gave. heck you can also sue them for the lost rent. I would not allow them to come take pictures. I wonder why they would want to do that?!? I can't believe they did that to you. The truth is it depends on what city/town/village you live in. This type of regulation very often is stricter than the state laws and therefor superceds the state laws. You need to find out what municpal department regulates rentals. What type of rental you live in is also a very important factor. Ex: I live in NYC in a privately owned building (no city subsidies or grants or management) that has more than 6 units in it.
