Paul, I'm in western Oakland County. The area you're in is kind of split between two Multiple Listing Services (Realcomp and MiRealsource) so you may have to look on more than one site to find all the homes. The site on my profile has all homes available from Realcomp as an Internet Data Exchange (IDX) search from Realcomp. ONLY websites with IDX contain all the homes available. They also have a Public version of the MLS. That site is below. Please make sure you get pre-approved by at least one lender prior to actually looking at homes. It looks like you are in a rent control area. It was difficult to figure out the standard increase, but it is 3% a year. I am suprised that is legal as it is less then the cost of living and denies hte landlord reasonable income, but so be it. Thankfully I own none (and never will since I know this) proprty in Oakland This ordinance spells out what increases are in ADDITION to the standard %. Your landlord wants to raise the rent by 12%. That is well within her rights. I dont see how a "rental agent" would know if an apt was illegal and even if it was, what is this "rental agent" doing with it? If you are talking about the real estate agent that is selling the house, she is full of BS!!!! She doesnt determine what is legal and not legal. You dont say if you have a lease or not. i use to live up north and i can tell you it alot cheaper than so cal. i use to live in vacaville. (40 min from sf+1/2 an hr from oakland) i had a 2br/2ba for $1100 at the time. i would say the 2br apt was about 950 sq ft if i remember correctly.(a year ago) it had 4 laundry centers, swimming pool w/ jacuzzi, gym, carport parking, furnished, patio and 24 hr security. very quite, clean, and great neighborhood. everything and i mean EVERYTHING is literally about no more than 5 mins driving distance.(supermarkets, banks, walmart, ...(Answered by chinadoll)

I don't know much at all about Oakland. I know that for the last few years, most areas haven't been safe, but work is leading me there. I know there are oases here and there in the desert. I thnk there is only one Oakland. Foothill stretches the length of Oakland. There are scary ghettos and nice neighborhoods. We would need more to go on. In general the higher up the hill you are the better, the closer to the bay the worse. Personally I would go for Skyline Blvd, it is decent there. All of San Leandro is a pit, not the worst in the bay area, but pretty darn close. You might want to look into Castro Valley. Most military members make between 30k to 60k depending on there rank. Thats is including there BAH and all other special pays. They make it fine. You guys will be fine here. California is just a clean nice state where the weather is always good. Life is just a little faster paced here. Back east you make 30k and live like a king and have lits of free time on your hands to go do things. You can live comfortably here on 30k there is a slight difference, you will be living in an apartment (but a very nice one) ...(Answered by Josh Y)
