If you plan to rehab then sell the properties, I would recommend 100% financing. The interest rate is higher than if you had cash for down payment, but you'll have more cash for rehab. I have used a site called "tenant verification services." The prices for credit reports and background checks are pretty much the same as other sites, but you're sure to get the info you need, I'm very pleased with the service. Please note, in order to do credit checks on other people, you need to give up some of your info to the service, as well as prove you own a rental property by faxing them a deed, insurance policy on the property, etc. It's a little bit of a pain, but It's to make sure bad people ...(Answered by karen p)
