do you have time to cancel a contract with a realtor after you sign?
we had a realtor come over and we had a set price we wanted to sell our house for. she showed us what other houses were selling for in the area and wanted us to stay within that amount. she never looked at our house and took in consideration all the upgrades. we felt compelled to accept a lower amount to be marketed. you could cancel...there is a window for that ...it varies from state to state.I would stick with the realtor as she is probably right,here is why ,,,If your upgrades put you above the other houses so all the comps are less than yours those comps will in fact bring your value down...never be the most expensive home in the neighborhood as yyou help everyone elses value but nobodys home helps yours. Unless you plan to build, I'd use a Realtor. Fees can always be negotiated, and a good realtor can take care of negotiating away some of the detail fees you mention above. You need to interview realtors to find out if they WANT the job - many will simply go through the motions. You can buy a house on your own however, you must do a lot and I mean a lot of research about the laws, taxes, etc. A realtor is a person who is supposed to KNOW all the details that usually go on behind the scenes. simply a real estate agent is someone who has passed the state test to get a license. a "realtor" is real estate agent who belongs to the national assosiation or realtors and has pledged to uphold the ethical code of the assosiationa. a mortgage broker is someone who finds and gets mortgages for clients, they legally should have nothing to do with finding and showing a home. either an agent or a realtor can help on purchasing and bidding. i would make sure you find a buyers agent, that is an agent that works only for you, not the seller. ...(Answered by lotsofloveya)

Call a real estate lawyer. Your best bet might be to buy the contract from the realtor - ie, you pay them something that would approximate their profit, less any advertising that they have not done, etc. It might not be cheap, but it will be easier and cheaper than selling this house, buying another, moving, etc, etc. But call a lawyer first. This will be a business transaction. If you're looking to make friends, host a tea party. In real estate transactions, friendship should be left out of the equation. Yes, often people wind up getting more than they anticipated by auctioning their homes, where as utilizing a realtor will have additional costs and take much longer to sell the home. The market is slow but I don't see my realtor doing anything marketing-wise to make up for it. Get yourself a book like "Home Buying for Dummies" (just an example, this is not an ad). It has some nice checklists of questions. Be aware that there are questions for the agent and questions for other experts. You should get a home inspector, once you decide to make an offer, who can assess the roof age/quality, as well as a lot of other things. Think of the agent as being an expert on the market. We signed a six month contract with a remax agent in Missouri to sell our house. He first listed it 36K below market value because the way the market has been. Recently I noticed he dropped it another 10K without consulting us. We will barely cash out with paying off the loan and his commission.
