The first thing you should get is "into the best neighborhood you can afford". The second thing is renters insurance. Pots, pans and plates are about 2 bucks a pound at your local Goodwill and Salvation Army Stores (and the money goes to some very good causes)....(Answered by Number6)

What is the best home security system for a renter? Wireless? Do you have to have a phone line?
I need a cost effective burglar alarm system. I rent so I need something I can take with me when I leave. Do I need a monitoring service? Can you have a wireless system with no phone line? Is it better to buy a DIY system online and then purchase monitoring separately? ... (Asked by americanka)

You should check out http://ucontrol.com. They have this cool box that you plug into any existing alarm system. It gives you redundant monitoring over broadband, cellular and a phone line - so if the robber cuts your phone line, you;re are still in good shape. It also lets you control and monitor your alarm system remotely from the web or your cell phone. Best part is you can take the box with you when you move and plug it into another system at your next location....(Answered by Jason)

Q.
What law allows a renter to put in a window a/c unit?
I heard that so long as you are paying rent the landlord can't stop you from putting in a unit unless you may do damage to the building, which a window unit won't. What specific law is this, so that I can print it out and present it to my landlord? I rent a room in a house, which does have central a/c, however the owner refuses to turn it on unless it gets 'really hot' and she also will not let me put a window unit it because she basically wouldn't like the way it looks. I do not ... (Asked by jessica g)

The lease dictates what you can and cannot do within your apartment. If the lease does not specifically disallow an AC unit, you're probably within your rights to put one in. Look for clauses in your lease referring to "modifications" and or "appearance" of the apartment. Also look for sections related to "excessive use of utilities". It is possible that your landlord could use those clauses to disallow your AC unit. In this country, and even in Philly, we don't pass laws allowing things. We only pass laws disallowing things, so you're not going to find ...(Answered by Tunsa)

What is the ADT Quick Connect System? Can I use it in my apartment as a renter?
Do you recommend any other alarm systems for me being a renter? I plan to buy a home one year from now - so transfering service to an in-home system or having an "apartment" plan month to month would be valuable for me. Thanks! ... (Asked by StockJunkie)

ADT Quick Connect System is a wireless alarm system with wireless control options. ADT usually requires a 3 or 5 year contract term and about $30 month. Since it is wireless you should be able to move it to your new home with little difficulty. GE makes a wireless alarm system also. You could purchase it without the high monthly lease payments. The service cost on this system would be $18 month. I Hope this helps...(Answered by Security Dealer)

When you move in, make sure that you go through the place with a fine tooth comb and note any damaged areas, spots, stains, broken things, missing light fittings, holes in walls/doors, etc etc. That way when you move out and they try to say you did it, you will have it on record (make them note it down when you show them) that it was already like that. And of course, the usual common courtesy for your neighbours, and for the property itself applies.. BB...(Answered by Belladonnablue)

Before you move in, take a walk thru the apartment with the manager/ landlord. Take your digital camera. Take at least two photos of each room -- get the windows, carpet, etc. Turn on each faucet, flush each toilet, start the dishwasher, etc. Your job here, with the landlord present, is to document the current condition of the apartment. The biggest problem most first-time renters encounter is the manager trying to charge them for repairs. These photos will help you avoid penalties when you finally move out. Don't assume that the landlord won't mind that you 'fix' something -- ...(Answered by Sue)

You have two problems to tackle. First, you must be sure that the tenant can perform the work required to your satisfaction. Insist on trade references, and check them out. Second, you must screen your tenant for creditworthiness. Joining an apartment owners association usually will also get you access to credit bureau reports. Have a prospectove tenant fill out a comprehensive application and be diligent about verifying all of the information. Many landlords with few pieces of property rely on their gut feeling when screening tenants and they often get burned. There is no substitute ...(Answered by exbuilder)

Should a renter be able to request pest contol services on a home, even if they live there but do not own it?

I suspect the pest control service was reluctant due the renter wanting to have the owner billed without his/her consent. These issues(pest control) are often addressed in the lease agreement. The renter should discuss the issue with the landlord. I would think the landlord does not want his property damaged by pest infestation and would be willing to help in some way....(Answered by titoalbanaples)

As a homeowner your landlord should have insurance on the property.. In Florida it is the responsibility of the neighbors (that the tree hit their house) insurance company to take care of this.. I know it doesn't seem right but here in the land of hurricanes and lots of trees falling this is how its done. But you are not responsible as a tenant unless the responsibility for insurance was assigned to you in writing on your lease....(Answered by justthinkininfla)
