It would depend on the zoning of the property. If it's in a subdivision with no other multi-family properties, then is probably a violation. The question about a lawsuit is over my head. But I'd consider a couple of points before I jumped into court. How much did you know before you moved in (remember ignorance of the laws is no excuse but may be considered). They may make your renters move out since you did not get an occupancy permit for them to live in the garage. The tenants may sue you for renting an unrentable unit. Renting a room in a home and the landlord will not turn the heat up over 62 degrees. We are freezing in Michigan. I am disabled so my circulation is not very good. Landlord tenant laws usually only require the landlord keep a rental habitable. Check your city/county building codes for more specific guidelines. 62-degress may be uncomfortable, but it is not necessarily uninhabitable. Either your landlord is cheap or tenants in another unit complained about being too hot. Buy a room heater, electric blanket, and plan on moving when your lease is up....(Answered by nojam75)

The only way the wine room would pay off is if your buyer was a wine lover, and even that is a stretch. HGTV has some great ideas on their website, most of the articles are titled something like "10 ways to make your house worth more". Some of the articles even break down potential return on your investment. What alot of people overlook is curb appeal. I heard that if you rent out rooms, you can qualify for a larger mortgage. NO, In fact they may turn you down flat as that just demonstrates to them you can't afford the mortgage, because you are not buying a rental property but a dwelling for you to live in (owner occupied)....(Answered by Diane A)

I would have your renters sign rental agreements so that everything is spelled out and everyone knows what's expected. A rental agreement will actually help SAVE friendships and it keeps everything clear so that you don't have problems later with someone saying you didn't tell them something in the beginning. Nolo.com is a great legal website that you can get good information about renter and tenant law relevant to your state.
